What's your home really worth?
Not an algorithm's guess. A real number from a local broker who looks at the homes that actually sold near you and what makes yours different.
- Custom-built and personally reviewed by me, usually within a day
- Built from recent sales in your neighborhood
- Add a cash offer to compare, if speed matters
- No obligation. Your information is never shared.
More than a number.
Your price range
A realistic range for what your home would sell for today, and where in that range it's likely to land.
The sales behind it
The comparable homes I used, so you can see the reasoning, not just the result.
What would sharpen it
If photos or details about recent updates would make your number more precise, I'll tell you exactly what I need.
What would raise it
If there are a few changes that would meaningfully increase your sale price, I'll point them out. If there aren't, I'll tell you that too.
About home valuations.
How accurate are online home value estimates?
They're a starting point at best. Automated estimates can't see your updates, your layout, your lot or the condition of your home, and they struggle most in neighborhoods where homes vary a lot, which describes much of Hamilton and Boone County. A local broker who looks at the actual sales around you will usually be far closer.
Does asking for a valuation mean I have to sell?
Not at all. Plenty of people ask just to know where they stand, for refinancing, planning or curiosity. There's no obligation and no pressure.
How long does it take?
Usually within a day. Every valuation is custom: I review and refine each one personally before it goes out. If a few photos or details about your updates would sharpen the number, I'll let you know exactly what would help.
What information do you need?
Just the address and the best way to reach you. If you'd like an even sharper number, I can walk through the home with you in person.
